It is almost impossible to try and guess exactly which one of your tenants is likely to be that irresponsible to the point they would cause any damage to your apartment. You could try to hand pick the tenants that seem reasonable enough, those who seem to have the tiniest potential to do harm, but the truth is, you never know. You could try, but the best thing you can do is consult a realtor, actually, and insure yourself ahead. There is nothing like many years in the business to tell upfront.
Start by determining and deciding who you would like as preferred tenant in your apartment.
